Who are your “pocket Investors”?  Any investor that trusts you to find them good investment opportunities, and is willing to put their money in your hands for a guaranteed minimum return, is your “pocket investor”.

Although you may think you don’t have any pocket investors, as you progress through this course, you will see who they are and how easy it is to find them.

For example, anyone with retirement funds who is discouraged about the recent performance of their accounts is a prime candidate to be a pocket investor.

The problem is, that your future investors don’t consider themselves as potential investors!  They have retirement funds that may be used to benefit both of you. However they are unaware that those funds are available for real estate investment.

You can safely make up to 50% return on your money.

Here are the 7 questions that you need to ask before investing in tax liens and tax deeds around the country.

1. Why is tax lien and tax deed investing so important to building the wealth?

In order to build wealth and stay ahead of inflation, you must invest in vehicles that will give you double and triple digit returns on your investment.

Tax liens are one of the few investing strategies that allow you to team up with the government to get guaranteed double digit returns.  The returns that you can collect from tax liens are not tied to the stock or real estate markets.

So even when those markets are down, you can still be assured that you will receive your state regulated returns. 

Tax deed investing allows you to make a more substantial return than tax liens.  You can actually get up to 500% returns when you properly invest in deeds.

Many sophisticated investors use a self directed IRA to purchase their liens and deeds.  If you are using a Roth account, your investments can generate tax-free profits for life.  One of the true wealth maximizer’s is compound interest.

The Roth IRA allows your investments to grow expeditiously because of the compound interest.

2. What exactly are tax liens, and why hasn’t my broker told me about them?

A tax lien is a claim or encumbrance on a piece of property.  This lien is placed on real estate to insure that the property taxes will be paid.  The tax lien is attached to the property.

There are several types of liens, but for our purposes, we will only concentrate on property tax liens.  The local municipality will then sell a tax lien certificate (if it’s a lien state) to investors.

Once you purchase a lien certificate, you do not own the property.  You own the claim (interest) in the property.  The tax lien would then become a senior lien.  It would even supersede the mortgage.

Regardless of when your lien was recorded, it would go straight to the top of the list.  This is the best place to be in when it comes to getting paid.

Your broker won’t get paid for telling you this information!!

3. How can I use tax liens and tax deeds to recover my stock market losses?

One way to use liens and deeds to recover from stock market losses is to purchase the tax liens inside of an self directed IRA.  You can transfer your money from your traditional IRA to a self directed IRA without any penalties.

If you already have an IRA with a traditional brokerage company, it will be simple for you to transfer it to the self directed company of your choice.  This will allow you to purchase you to stay ahead of inflation.

If you purchased tax liens in a state like Illinois, you will receive a 36% return on your money. The interest rate is paid out at 18% every six months.

You can also become a wholesaler of tax liens.  It isn’t too much different than “flipping” houses once you master the concept.  You can be known as the “go to ” person in your town by passing on great high return deals to your colleagues.

4.  What if I can’t buy tax liens and tax deeds in my state?

If you can’t purchase tax liens in your state, you can learn how to buy them in other states.  The great thing about tax liens is that you can buy them from any tax lien state that you choose.

Keep in mind that you do not have to travel to the state where you choose to purchase your tax liens.  This can all be done from the comfort of your home.

Simply contact any tax lien state’s tax collector office, and they can direct you to their tax lien certificate information.  Most states have tax lien certificate information on line.

5.  What are the road blocks that are stopping me from investing in tax liens?

The only road block that is stopping you from purchasing tax liens is you.  It’s not your fault.  Good tax lien information is not circulating in the market place.

Once you know better, you are supposed to do better.  As long as you have the proper education, you will do just fine in tax lien and tax deed investing.

6. What are some common tax lien investment strategies?

Some great strategies are wholesaling, buy discounted liens, and contacting property owners who have tax liens on properties and asking them if they are interested in selling the property.

7. How do I get started investing in tax liens today?

That is the best question that you have asked today.  You will  always have to ways of doing something new.  The first way is to do it yourself.

This way always leads to mistakes and lost money.  Ninety nine percent of the time the lost money will be yours.

You can seek help from someone who is actively doing the business and become their apprentice.  There really isn’t any reason to do this on your own and make that mistakes that we both know that you will make.

I have been awake since 4:00am this morning listening to what I believe is the voice of my saviour Jesus Christ.  I talk to God as much as I can, and I always ask for wisdom.  Now before I get started, I just want to say that I’m not one of those super saved, holier than thou folks.  I’m just a man who has struggled with my calling on this earth.

Many of you know me as a real estate investor.  But what you don’t know is that although I’ve had some success (keyword good), I still know that I have not fully utilized my God given talent to touch people around the globe.

The reason that I know that I’m not walking in my calling is because I “wrestle” with the word of God!  I hear his voice telling me to do something completely different than what I’m doing.  I have ran from the whispers in my mind for years.  I now truly believe that this is the reason why I’m not having GREAT success in my life.

The funny thing about this journey that I’m walking is that I used to think that it was all about money.  I thought that the more money I made, the happier I would be.  Well I’ve been blessed to make a lot of money.  But it seems like the money always brings more problems, and people that are looking to take that money away.

Although I love people, I now feel that I have to build a protective wall to keep people away.  The only problem with me doing that is that we are here to be blessings to others.  I believe that in order to do what God has called on me to do, I have to first be like Christ, and heal the immediate problem that so many of us have.

When I think about it, the problem that is affecting most people is finances.  Before I go any further, let me just explain to you that about 2 1/2 years ago, a pastor from Africa prophesied that I would become a great “hub” and help people from all walks of life become financially empowered.  God used this man to get my attention, but I ignored the message.

I was told that I had a finance ministry that would attract people globally.  God also clearly stated that my ministry was for the church but it would not be conducted inside of the church.  He went on to say that the clergy would come to me for assistance and advice.

Well, I’m here writing this letter today to state that I’m going to submit to the will of God, and use my talents for whatever he has for me.  I’m always going to be a real estate investor.  But now I’m going to be known for one thing.  That’s helping other people walk  in their destiny.

One thing that I know is that we all have a piece of a dream.  Everyone doesn’t want to do real estate, but I believe that we all have something that we are passionate about.  Something that you can do better than anyone else on this planet. My job will now be helping others who don’t have the wherewithal to make their dreams become reality.

We need more people who are willing to shift the focus from them to the focus of helping others get the same success that the so called gurus have acquired.

What is a Tax Lien?

A tax lien is a claim, or lien, imposed by the federal government to liquidate a person’s property so that the owed back taxes can be paid in full.

That simply means that uncle Sam has placed a lien on a property when the owner doesn’t pay their real estate or property taxes.  At this point, the government files a law suit against the property owner.

Who do you think is going to win this suit.  We all know that two things in life are guaranteed, death & taxes!

The government depends on property taxes to pay the teachers, police, and others.  Without this revenue, the town would be shut down.  Do you see why this system is so powerful?

The most beautiful component to this is that a tax lien takes on the senior lien position. That means that it even supercedes a mortgage.  So you are guaranteed to get paid.

The governments need their money today, so will will entice investors by giving them a super high return on their money for buying the lien today.

The state of Florida pays investors an 18% annualized return.  Georgia pays 20%.

Stop letting banks use your money to make a fortune!

If banks are only giving you .4% return on your savings accounts, why would you keep your money there!  The shocking thing about it is that the banks take your money and invest it in tax liens because they know that it is a safe return.

My question to you is how long are you going to continue to let the banks outsmart you by getting great returns on  your money?

I must say that it has been a while since I took the time to write a post.  I have been overwhelmed with projects over the last year.  During that time, I have completed a home study course, and filmed an infomercial on tax lien investing.  It has been a bitter-sweet ride for me.  I have lost friends and family members over this period of time.

I am so excited that I woke up at 5am to tell you about the way you should be investing in these times.  I know that the 6 o’clock news tells you that you shouldn’t buy real estate or stocks right now because everything is in such chaos.  But if I can get you to forget about what you are hearing and get you to do what so many successful people are doing, then we can all make a boat load of money together. 

Are you ready for the secret?  Well, ready or not, here it comes.

The Secret

The secret really isn’t a secret!  The way to success is by following a specific system, a land profit system that will allow you to go against the grain and do what successful people are doing.  If you keep doing what your doing, you will always keep getting what you are getting.

So lets figure this whole real estate investing thing out.  Who are the people that are losing their shirts in this market?  It’s the people who did things that way that everyone else has done. (the wrong way)  Mostly everyone who is in a jam right now has refinanced their house 101 ways.  they were tied up in an ARM loan that has exploded, and know they are paying the price of rising mortgages that don’t stop rising. 

Whos Fault is it?

This debacle is everyones fault.  The greedy banks, brokers, and borrowers all responsible.  No one forced borrowers to take what I call “liar loans“.  You know the one where you are a waitress and you stated on your loan application that you made $70,000.00 last year.  The real truth of the matter is you only made $25,000.00.  So once again, who is really at fault? 

 Truthfully,  I really want to concentrate on “The System”

Good Afternoon Investors,

It boggles my mind to know that so many people are unaware of the high rate of return that you can earn from Tax Lien Certificates.  What you need to understand is that the banks are selling you a bunch of crap. 

 We have been brain washed into believing that the banks are doing us a favor by allowing us to put our money in their savings, cd, and money market accounts. They give us an interest rate that will never even keep up with inflation.  So can you tell me how come 99 percent of the population still keeps their money in banks, when there are much more profitable vehicles to acquire high double and triple digit returns. 

This means that you can invest in a state like Florida and get a guaranteed rate of return on your money of 18%.  That is a whopping 9-10 times the rate of return that you accept from the banks.  Another plus is that tax lien certificates aren’t volitale like the stock market.  You don’t have to wake up and with your shirt missing.

Rule of 72

Are you familiar with the rule of 72?  The rule of 72 says that you divide your current interest rate from your investment by 72, and the answer is the amount of time that it will take for your hard earned money to grow.  So if you are receiving a 2% return from your savings account, it will take 36 yrs for your money to double.

Here is the rule of 72 in effect for a tax lien certificate in Florida.

example:

72 divided by 18 = 4

Thats right folks, it will take four years for your money to double as opposed to 36 years in a savings account that is paying out 2% per year.

So can you tell me why anyone will continue to slice their financial throat by doing things the way that everyone else does it?

Back to tax liens

A tax lien is a lien placed on real estate when a property owner fails to pay their real estate taxes.  This is one of the most powerful liens out there.  in most jurisdictions, tax liens take precedence over a mortgage lien.  Generally IRS and government liens/assessments will survive the tax sale. 

The lien would then become the investors responsibility from that poing on.  But there are ways to get around the liens that survive.

What are some of the benefits from investing in tax lien certificates?

High rates of returns that vary from one state to another. It is possible to have certificates that get redeemed early, and the investor realizes returns of over 100%.  Tax lien certificates are truly a great bargain. 

Risks

Once educated in the field of tax liens, you will agree that the risk is very low because the state and county contol the tax lien process, property owners risk their property if the taxes aren’t paid.  tax lien certificates are not volatile like the stock market

Secrecy

Most people don’t have a clue about tax lien cerificates, and even fewer know how to invest in them

Cons of Tax Lien Certificate Investing

1. tax liens are not liquid
2. your money can be tied up for a few yrs
3. The laws very for each state
4. take time to learn the laws of the state

1. can pick up properties as low as 50 cents on the dollar
